Oral Agreement for Shared Ownership of Condo

My roommate and I have an oral agreement to share ownership of the condo we live in. Everything is in my name. She is not listed on anything but the life insurance policy where she is listed as the beneficiary. She has paid half of the mortgage, home owners' assoc. dues, and all the upgrades/improvements to the condo. We do not have anything in writing regarding the shared ownership. What rights does she have if any? My concern is that she will try to get her share of the equity from me before I am ready to sell the place.

She has an equitable stake but not a legal one. She'd have a tough time forcing you to sell it. Don't deed it over to her until you are ready, right now there is little she can do.
