RE: Qiutclaim deed

I am trying to sell my home. When purchased my boyfriend and I were both on the mortgage, we broke up, he is an F-14 pilot currently in Iraq. When we broke up he signed a Quitclaim Deed and I refinanced in my name only. The title company that I am dealing with has a problem with the Quitclaim because the notary also signed as the only witness. Is this document valid? What do I do? I have no way of contacting my ex. I know that he is now married and their residence is somewhere in California.

Your situation is the perfect reason why an attorney should have been used to execute the deed. You are now faced with a very expenseive problem. You must either locate him and obtain a correct deed or start an action in court to quiet title.
