Legal Question in Construction Law in Georgia

If I contract to build on land that I was told was owned by my client but they in fact did not have title to the land, do I have any legal responsibility to confirm my owner had legal title prior to construction and would I have lien rights on the property I built on if my owner did not pay me?

Dear Contractor: Your duties and legal rights may be determined by the terms of your contract with the ostensible Owner. TRhe contract should provide for who had the duty to disclose title to the property.

If there is a question of who said what or made certain representations upon which you relied, all to your detriment, loss and harm, You may need to prove it! You must be able to prove that the Owner represented her or she had title to the land.
