Legal Question in Landlord & Tenant Law in Georgia

How can I generally and LEGALLY protect myself and my possessions during a sublease arrangment of an apartment when the lease is 1.) verbal (linked by a very basic ad on Craigslist), 2.) the land lord's lease/ utilites are and will remain in her name while I pay for all living expenses; how do I obtain verification for all of the invoices (she handles the accounts and is persistant on me giving her money and she conduct the payments) 3.) "Taking over someone's lease is not permitted via her lease at this apartment complex, what will happen if they find out, what are the possible consequences?

**also if she fails to inform me of payment info or deadlines, how should this be r

esolved?
