what to do or is it worth doing anything. my tenants moved out without telling us they sign a 12 month lease and have 6 months left can i get the money they owe me and didnt pay the last month they were there. what shall we do?

You most likely have the right to recover those amounts, but it is often not worth pursuing. First, you would have to sue in the county of the new residence of the tenants, and, even if you did get a judgment, you would the have to collect against people who, ost likely have little assets.

The amount of recovery will depend on the terms of your lease agreement with your former tenants. The practicality of being able to recover will depend on: whether you know where they have moved to; have information on any assets they may own, where they work, or bank accounts they may have; and whether they have sufficient funds for you to collect if you decide to pursue them.
