Legal Question in Real Estate Law in Georgia

We purchased a house 2 years ago. During the home inspection, the home inspector noted "slight settling" in the front porch that was causing the roof to separate from the support beams. We are currently working on getting it fixed and it was found that the porch supports were completely separated from the cement footers. In the process of fixing the problem, several prices of wood, foam, and a lot of caulking were removed from where the porch is settling, clearly indicating that the previous homeowners knew there was a problem and "masked" it. I'm curious as to who would be liable in this instance: the inspector for not looking under the porch to see that they were separated or the previous home owners for misrepresenting the issue?

Assuming the home inspector used the usual disclaimers most do, he won't be liable but I'd have to see his contract to answer that definitely. And assuming your real estate contract said the house was sold as is, then the seller won't be liable either.
