Landlord rights prior to, during & after an eviction

I received proper notice of intent to move by tenant "a". I sent proper notice to tenant "b" of my not extending the lease. (Both are on month to month) I sent letters(certified) to let them know of the exact move-out date. As of today neither has moved & have missed their legal documented posession end date.

Their action (lack of action) is costing me money because I had other people ready to move in immediately after the tenant "a" & "b" moved.

Other than eviction through court, is there a faster but legal way to get them out?!

I/we signed the Chicagoland Landlord/Tenant Lease. Please advise.

You have to file a Forcible Entry and Detainer Action. After you file the action you can ask the court to award you "use and occupancy", i.e., monies for "rent". You can also ask for damages for lost rental. Since it would appear that your buildings are in Chicago, I would call the Chicago Bar Association Lawyer Referral Service for a referral to a lawyer who does real estate litigation. Good Luck!
