If I decide to back out on buying a house can I be sued

If it is a standard real estate contract, you can be liable for breach of contract unless you did not qualify for financing after making a good faith effort to do so or the doctrine of impossiblitiy applies. You need to see a lawyer in person if you are contemplating backing out of a real estate contract.
