security deposit

2 wks ago I signed a lease that states that my sec.deposit was non refundable, I decided not 2 move in and I have not given my part 4 rent am I still held responsible 2 the contract.

Sounds like I'm missing some facts. Security deposits are refundable by law unless you mean not refundable if you don't move in. Also you say "my part". Does that mean you're subleasing?

In general, you're responsible for contracts you sign and a lease is a contract. Having said that, breach of a lease usually results in the landlord getting some portion of the number of months of rent, because they can usually re-rent it. So you'll see for example a judge awarding a landlord 2 or 3 months rent if a tenant breaches because the judge figures the landlord'll re-rent it and his damages are only for that time that it was not rented.
