Legal Question in Landlord & Tenant Law in India

I had given my building on 11 month lease to a person running a hostel. His agreement is not signed and technically expired on 30 June 2011. He gave the hostel to a woman subletting it w.e.f. July 2012 and informing me later. I had informed him earlier that I was selling the building and told him that as per agreement on three months notice he should vacate. This woman paid one month rent and there is no agreement with her. When I gave three month's notice to her to vacate she says she wants 6 months- 1 yr or 3 lacs for vacating. What is the legal position of her tenancy as there is no agreement between her and only possession that too which was sublet without prior intimation?
