Legal Question in Real Estate Law in Indiana

I live in a home that I rent. My landlord has recently passed away, so everything has been passed down to his son. His son came to me and said that nothing has changed lease wise, and he is rewriting the lease since it is now under his name. He has yet to bring it to me for me to sign. The way our rent and utilities are set up is; it is all in the landlord's name. He pays it, and we then pay him. He brings us a copy of our bill with our gas and electric bill attached. When I paid rent this month, he has still yet to give me a receipt although I have been asking for it consistently. So, 4 days ago my gas got shut off. I called him and asked about it and he said he was a little late making the payment but it should be getting turned on soon. Well each day that has gone by that the gas has NOT been turned back on, I call and inquire about it. Each time he says that he has paid it, and he will call to see what is going on. Then yesterday he tried to get me to break into my gas meter and turn it on because he stated, "They can;t be mad cause I paid it." I did not touch it seeing how that is against the law. Upon calling the gas company I was told there has not been a gas payment since Dec. I am scared he is just taking my rent money and doing with it what he wants. There are many things wrong with my home such as a leaky roof, caving floors, my washer is retaining water that is now getting moldy, and all of my windows are leaking air. Is there anything I can do about this? I would like to maybe take him to small claims court, but I am afraid I will end up paying more out of pocket then what money I am wanting back, for court fees, etc. Thank you so much in advance.
