Legal Question in Real Estate Law in Kansas

I live in a house in Overland Park, KS and we do have covenants. My neighbor is subletting a room in his house (Or rooms??) to multiple people or a huge family. Is this legal?

Your Queston is a bit confusing. By saying that he is subletting, you're saying your neighbor is a renter and not an owner. If the common covenants allow for renting of the whole property, it is unlikely that any covenant on your property could prevent the neighbor from renting out (subletting) part of their residence.
