Legal Question in Real Estate Law in Kentucky

abandond cars and verbal agreements

I bought rental property 8 months

ago. They came with a storage/

garage with 5 cars stored there

under a verbal agreement. All I have

for contact is a name and cell phone

# for contact. I have informed the

car owner that I wanted the cars

removed and agreed to allow him to

store them, short term, untill he

found another place to store them.

We agreed on a monthly rate for

monthly storage $100. He has

neither paid me any rent nor has he

removed the cars as I have

requested on several phone calls

with him. How can I collect rent and

or how do I get rid of the cars. Can I

own the abandond cars left on my

property.

Re: abandond cars and verbal agreements

the first step is to send the person a certified letter giving him 30 days in which to move the cars. If he doesnt, you can file for a "forcible detainer" in District Court and ask that the premises be returned to you and for the back rent.
