Legal Question in Wills and Trusts in Louisiana

My husband passed in 2011, we owned (jointly) a home with a mortgage that I am still paying. We have 2 adult children who are "naked owners", and would have no problem with my refinancing the home; of course they are not obligated to mortgage holder. My lender will not refinance due the home being a "life estate", and title company asked if I would be interested in changing the deed. What to do? How is deed changed?

You can have your children sign quitclaim deeds, which would give their interests to you and make you the full owner. They would be giving up their interests, but if they're okay with your mortgaging it they may be willing to just turn it over to you totally.
