going after evicted tenant moneys

Greetings, I have a situation that I've had in the past and not known what to do with it. Tenant owes say $4000. Forces me to go thru the entire eviction process. Our Landlord tenant judges rarely give the landlords a judgement. Tenant tears the house up before vacatiing (say $3000 damages). What are my steps to try to receive compensation from the tenant? Thanks

The most efficient way that I have done in the past is to file a separate breach of contract action and/or tort action in district court on the non-landlord/tenant side. Esentially a breach of lease (nonpayment of rent)is a contract action for which you can pursue your money judgment.
