Legal Question in Real Estate Law in Maryland
I live in a condominium townhouse in Glen Burnie MD. My neighbor's children keep leaving their toys in my yard and digging in my yard and flower beds. If they leave their toys in my yard, can I keep them or throw them away? They are usually left over night or all day (no one home). They have also destroyed the grass in half my front lawn (small though it is) by playing in it as of it's their property. What are my rights? Can I file a complaint with the police file a lawsuit?

The first thing you should do is speak to your neighbor and ask them to keep their children out of your yard. If they won't cooperate, you could advise them (preferably in writing) that any property left in your yard will be considered abandoned and confiscated. Of course, you could erect a fence if permitted by your condo bylaws. I doubt the police will want to get involved. As a last resort you could file a lawsuit for trespass, but it seems that this problem should be solvable far short of that.
