I am on a mortgage but not the deed, do I have any rights?

Your co-owner(s) can decide to sell or lease the property without your consent, since you're not on the deed. The fact that you're on the mortgage constitutes a burden on your credit record and an impediment to your ability to get future financing, and this will especially become a problem if the loan is delinquent. I assume you're also a signatory to the mortgage note (loan), so you are responsible for payment of that along with the other signatories.
