You must open an estate in the county where your parent was living. The original must be taken to the Register of Wills, along with a petition to open the estate. There are a number of other documents that must be filed, so I highly recommend you retain an experienced probate attorney to help you. Once the estate is opened, the person designated in the Will as the Personal Representative will receive Letters of Administration, which will be the legal authority granted by the probate court to transact estate business, including transfer of the property.
