fathers death with no will

My father recently died. He had no will and I am the only child (my mother died in 03). When preparing the inventory, As representative of the estate, Must I have the contents of the house appraised by an appraiser or can I guess-t-mate the value.

The answer depends on what items are in the house, (if there are valuable antiques, paintings etc get an appraiser) if the leagtees inheriting squabble or not (if so get an appraiser). Also do you exerience guestimating and are inheriatnce taxes due?
