Tenant is with section 8

I have been renting an apartment to a tenant that is on section 8. She has been renting since 2002. Section 8 has given me a tenant raise of 50.00 once. I keep trying to get another raise once a year and they keep refusing. She gets a raise once a year so why am I being refused. My taxes go up every year, and they just don't care. They have said if I am not satisfied then I should not renew the contract.

There is nothing requiring the Housing Authority (Section 8) to agree to increase the rent. You are free not to renew the contract when it expires but they are not required to agree to increase the rent.
