Legal Question in Real Estate Law in Massachusetts

The fridge in the apartment I was renting with a roommate, then I subletted to another person, broke. My landlord said it's mine and my roommates responsibility to fix or replace it. It was left by a previous tenant. However I noticed the clause about the fridge says "refrigerator model (serial number) owned by lessor lessee" as if she tried to change it but did not completely do so. So it's not clear whose responsibility it is. Can she enforce this? Am I responsible?

A landlord has no obligation by law to provide a refrigerator. But if they do provide one, they have to keep it in working condition and repair/replace it. 105 CMR 410.351 and 410.352.

So, if the fridge came with the place, it is likely up to your landlord to repair/replace it, unless the lease specifically states otherwise.
