small lot abutting property

small lot abuts our property - deed filed at registry of deeds but nothing else was done. this was in 1986. do we own this property.

Unless the deed is in your name or you can prove it was to be part of your property when you bought it, it belongs to the person in whose name it is recorded.

The only other way to obtain title is by a claim of adverse possession.

Simply filing a deed and claiming ownership will not make you the owner of property... no matter how much time has passed. Adverse possession is far more involved and has several strict legal requirements beyond filing a deed. Contact me if you would like our office to represent you in obtaining this property.
