Legal Question in Real Estate Law in Michigan

Condo Association in Pontiac, MI raises association fees by $ 166 per month for 2011 (over 100% increase, current is $140 month). But do not provide adequate details for this increase in these difficult times despite repeated requests to do so. (only reason(s) given is few repairs on the property such as replacement of concrete steps, repair of sprinkler system etc). Also, Association Board of Directors does not provide the expected dates of the repairs. Please advise.

All condo co-owners need to attend every meeting, ask questions, demand a copy of the budget, bills etc from the management company. Co-owners have the right to full disclosure of where the money is going....BUT don't be surprised if you find yourself playing 3 card monte with the board of directors and the management team, as they can be experts at financial double talk.

The board has complete control to do whatever it wants to do, unless and until the co-owners object and take a position that the board's decisions violate the by-laws. Co-owners also must be pro-active and vote out officers that don't want to answer questions about the money.
