selling mortgaged property

I have 5 acres in Mi.for sale by owner.What is the best way to handle the sale? Do we have an option to do the paperwork ourselves, hire a prof.etc.?We have mortgage on prop.,no R.E. agent. Could you address the question as if the buyer has agent and scenario without?

If you are selling it on your own you should consult an attorney to draft up the Purchase Agreement and ultimately represent you at the closing.
