Legal Question in Landlord & Tenant Law in Minnesota

About 4 years ago, I let my boyfriend and his two kids move in to my house. It's been a rocky road and I want to break up. He says he can buy my house after he does his taxes next year in a way that makes it look like he made money (he is self-employed and wrote off as much as he could so he could pay less taxes). The plan is for me to go live in an apartment in the mean time. We would each sign a rental agreement and he would pay me rent on my home until he buys it. He doesn't think I should tell my mortgage company or change the homestead status of my house, because the mortgage company might not allow it and I would have to charge more rent to cover the higher property taxes. I'm only considering doing all of this because of his kids; I don't want to displace them. It's hard work taking care of a house alone anyway and I'm not handy. My question is, how bad of an idea is this? What do I do if he can't make rent? (I can afford the house and an apartment if necessary). Do I lose my rights to my home if I'm not living in it? I'm the only one on the mortgage. Please tell me if this is crazy and what legal problems I could have if I do this. Thanks so much!!

Very bad idea

You can contro some of the risks with a very tightly written Lease,

But other risks are running wild
