on a month-month lease. Landlord continuously adding unreasonable conditions before vacating. what rights do i have?

As a Landlord for over 35 years, I would need to see which conditions have been imposed.

Any new Lease provision would require the same ( 30 Day) Notice to Tenant before it became effective (just as would a rent increase).

If the conditions are unreasonable and/or illegal, you could either notify LL via letter from an Attorney, or send to MN Attorney General for action.
