storage unit rental

my friend owns storage units, i have units rented, friend and I are in dispute, she claims I owe her money personal level including rent for storage, have paid storage fees but she is applying that money to personal issues and won't release property stored in rental units can she leagally keep my personal property? she has only keys to locks on all three storage units.

Thank you for your question regarding your dispute with the owner of a storage facility. You asked if the owner may keep your property until a money dispute with her is resolved. In general, an owner of a storage facility is entitled to a lien on the property stored in the unit for the amount owed for storing the property.

You should gather all of your paperwork about the storage unit, including the contract and all receipts for fees, make sure you've paid any fees that the owner is rightfully entitled to, and send her a letter by certified mail demanding your property back (make sure you make a copy for yourself). If that doesn't work, you may have to take her to conciliation court.
