Legal Question in Landlord & Tenant Law in Mississippi

If someone abandons their belongings for more than 30 days and I have asked them repeatedly to come collect their belongings and dog but they still have not done so. What can I do

Does this person rent from you? I am assuming it is a tenant. I would place the dog at a rescue immediately, change the locks if they have been properly evicted and place their belongings at the curb
