Legal Question in Real Estate Law in Missouri

I have 2 partners in a piece of property. Myself and one other have paid the electric and property tax for 3 years now. If we hadn't contacted the county where the property is, the 3rd partner, at the time who was responsible for the property tax had not paid, so now we take care of that. That being said, the 3rd partner moved away somewhere and we do not know where he went or how to contact him. Is there a way to take his 1/3 through a quit claim deed or something since we have no way of contacting him. We want him gone from the partnership. thanks

A quit claim deed would have to be executed by the3rd partner. You said that you can't find them, so that isn't an avenue for removing them. If the property is the only property owned by the partnership, you might be able to transfer the property by Court Order.
