We wish to have the proper forms to fill out so that our homes & property go directly to our children without going thru probate.

There are various ways in which to title real estate, or deed real estate. You might want to execute Beneficiary Deeds, or your specific situation might be better served by using some other form of estate planning. You should consult with an attorney and follw the attorney's advice.
