Fee being charged to do business

As manager of a small marine diesel engine repair shop I have occasion to work in

numerous marinas in our area. One such marina insists that I pay a fee of 10% of my final invoice to the marina. This seems like extortion as the marina in question

provides no such services of their own to customers. Is this a legal practice?

The marina can charge you a fee for entering their property. To quickly solve the problem, Prepare your regular invoice, then SHOW ON THE INVOICE an item "Involuntary Extraction For _______ Marina." When customers ask, you should tell them that no other marina charges such an unfair tax. Problem solved!
