Do I have to pay my owner rent even tho he hasnt made a payment on the house for a year and the banks about to take over

A tenant is responsible for paying the rent. If the landlord has made an assignment of rents for the benefit of the the bank, you will get a document telling you to send the rent to the bank. Either way, the tenant has to pay according to the lease contract.
