Legal Question in Landlord & Tenant Law in New Jersey

my wife has a comercial store in Hackensack NJ. The landlord refused to respect requests for cement drilling to not be preformed during business hours . The noise was just too loud in our store below to conduct business with her decor clients. What are her rights as a tenant trying to conduct business? Can she claim lost revenue? Can she seek a rent abatement in NJ L&T court? Can she escrow her rent until damage to her store from workman, leaks and dust, is corrected? Currently she wished to withhold 1 months rent to cover damages. What is the best means to make her case and under which venue?
