Legal Question in Real Estate Law in New Jersey

We own a attached townhouse in Hudson County. There was no condo association when we bought 17 years ago only a homeowners group for half the complex. Some are now trying to reinstate the condo association now (it was known as a horizontal property regime, pre condo I think) and say we are required to pay for legal svcs to form it and join and abide with what they come up with. (we pay our own home ins and are classified single family) Do we have any rights here? They claim they have 2/3 of owners signed up. Not sure this is true tho.

Refer to your deed. That is the place to start for anything related to obligations that run with the land. You should also review the title report that you got when you bought the property. if you find nothing in those documents that shows that you have an obligation, the chances are good that you do not. Even if there once was a condo association that disbanded or dissolved, you may not be required to join a replacement organization. That question, however, would require a review of all of the documents.
