Legal Question in Landlord & Tenant Law in New York

Can a landlord in New York State end a month-to-month oral lease during the while the month is in progress? For example, I paid for November. Can he tell me during the month that he wants to end the lease at the end of November? I thought he could tell me in November that he wants to end the lease at the end of December. Also, is ending a lease via text a legal means of terminating the lease, or does it need to be done in person, or in writing? Thank you.

A month-to-month lease requires a full month's notice. So if she gave notice in writing on November 2, the full month would be the month of December. It is now December, so the soonest she could terminate the lease would be January 31, 2015. And unlike unpaid rent, the notice of termination has to be in writing and signed by the landlord.
