Legal Question in Landlord & Tenant Law in New York

Renters Insurance

My apartment complex is mandating that everyone have at least $300,000 worth of renters insurance and name them as the insured/certificate holder or they will not renew any leases. My lease renewal is coming up and they sent me a letter stating the above. First, is that legal of them to tell the tenants how much coverage they must have?, and do they have the right to say that they must be named? Also, do they have the right to keep raisng my rent year after year when new tenants who are moving in are starting off with their rent being $300 less then mine? Is that legal?

In the absence of rent control or rent stabilization, all such provisions are legal.
