Legal Question in Landlord & Tenant Law in New York

tennant/landlord rental payment

my tennant has been late for rent payment for the last 6 months. this morning i overheard he lost his job. the same issue has happened previously with the threat of me having to take tennant to housing court. what can i do to prevent having to take this action? what can i do to insure this tennant will not live in my home ''rent free'' for 6 months? Please help!

Taking your tenant to housing court will be the only proper legal way to have him evicted. If done properly & quickly it should not take 6 months. If the tenant fails to timely pay rent, you would have no choice but to commence a nonpayment proceeding. There is no other option (you cannot self-help).
