Back Rent

My tenant moved out of his apartment w/o telling me. He owes me 3 months of back rent and his lease is not up for another 6 months. How do I get the money tha I am owed?

First you have to mitigate damages by releasing the premises.

After you quantify the damages (loss of rental income together with cost to release premises), you can sue the tenant.
