Legal Question in Real Estate Law in New York

I entered into a contract w a realtor to sell my home. She has been useless. We only communicate when I initiate a text or email. She has misrepresented me and her broker/ manager treated me unprofessionally . My contract has a protection clause that states if anyone who saw the house while I was under contract decides to buy the house unless I have another realtor this realtor gets a commission. There is a possibility I can sell the house to someone that in fact attended an open house but does not want to deal with my realtor because of her lack of interest or ability to ans ques.

How can I terminate this contract as the realtor and the company she represents have not acted in good faith?
