Legal Question in Real Estate Law in New York

Is is legal for a leasor for commercial properties decline to offer a lease for space, because he doesn't prefer the kind of business that you are going to open? I live in New York State if it matters. Thank you

Very unlikely that you can sue for this. The usual rule is "delectis personae." The landlord gets to choose whom he leases to. Now if you could show that you were turned down because your business relates to a protected category, maybe you could succeed. But I would not bet on it.
