Legal Question in Real Estate Law in New York

My mom owns a property in Illinois - which is in an irrevocable trust with my sisters and I as beneficiaries. My cousin and her husband currently rent part of the ground and were hoping to buy part of the property to put some grain bins on for easy in and out access. Ultimately when my mom passes - we would offer to sell the ground to them. However - in the meantime - we were wondering if there would be a way for them to add the grain bins and access to them - but with my mom retaining the actual ownership of the property.

They already have a lease, so it should be simple to amend the lease to allow installation of the grain bins. Just be aware that doing so has a big impact in your insurance premiums.
