Legal Question in Real Estate Law in New York

My Mom is 91 & I was put on the deed years ago to take out a mortgage (yes I live there) but prior to doing this she was receiving a property tax reduction due to her low income.Once that happened she lost the STAR enhanced for low income. Is there a way for me to be taken off the deed so she can get the property tax reduction again? A friend mentioned a Living Trust. We'd like to get the property tax reduction back due to her low income. Thanks

Your friend is smarter than many lawyers. A living trust would be one possible approach though I'm not sure how that interfaces with STAR. Alternatively, you could put title in her name, with a durable power of attorney to guard against being incapacitated.
