Legal Question in Real Estate Law in New York

Real Estate Lawyer - Responsibilities?

I'm interested in purchasing a Co-op in Brooklyn. I currently do not have a buying agent. I went to an open house and found a great place I would like to put an offer down on. I am curious what a real estate lawyer's responsbilities are during this process. If I have found the home without a buying agent, I am wondering if I still need to obtain one, or if a Real estate lawyer would cover anything I can't do myself?

Once you retain a lawyer, they would contact the seller's attorney and request a contract. The lawyer would then review the contract to ensure that all your rights are protected and that the terms are fair. If necessary or desired, lawyer would then negotiate certain elements of the contract in your favor. Once the terms are satisfactory and contract is signed lawyer forwards your signed contract to sellers lawyer for signature. Once seller countersigns, lawyer orders a title report to ensure that everything regarding the property (liens, tax assesments, etc) is in order. An approximate closing date is set at which the lawyer will appear with you and guide you through the process. YOU ARE NOT REQUIRED TO OBTAIN A REAL ESTATE AGENT!!

No, you do not need a buying agent as you were able to find a place on your own. You should contact the seller or seller's agent and let them know that you are interested. Once your offer is accepted then you should contact an attorney to take over from there. The attorney would be responsible for reviewing the corporate documents, ordering title, making sure you inspect the apartment prior to signing contract, review sales contract, etc. Basically, the attorney will do everything else that you cannot handle on your own. Please contact my office if you need additional information. We handle real estate closings.
