Legal Question in Real Estate Law in New York

In upstate ny, I have some trees that are on my property line and on the other side there is a parking lot, if I put a sign on the trees saying park under trees at own risk will that cover me if a limb falls on a car?

No sign is needed. You are not liable for trees UNLESS you did something to the trees. You may get sued anyway, but that's why you should have home owners' insurance. I would not even put up a sign: some wiseguy lawyer will try turn that against you.
