Legal Question in Wills and Trusts in New York

My father is 80 years old and in good health. He is currently living with a woman. They are not married The house is in his name only .my sister and myself are listed as the executors in his will. If he should pass before his lady friend,what is our legal obligation to let her remain in the house. The house will become our property.

None. If he wanted her to stay he could give her a life estate (she remains for her life) in the property.
