Does hiring a lawyer substantially increase your chances of getting a home loan modification through fannie or freddie mac?

This a question for real estate lawyers, not debt collection.

As a lawyer, I am tempted to say yes. Sometimes, knowing that there is a lawyer on the other side cuts down on a lot of the red tape that the banks seems to be putting up as an obstacle.

Fact of the matter is that thsi should not be the case and you should not need to hire a lawyer. Either you qualify for a modification under one of the myriad programs out there or you don't. There are several different programs.

What I suggest is a third way. Have you sat down with a HUD-approved housing counselor? You might try going to www.hud.gov or the National Foundation for Consumer Credit (www.nfcc.org). At either place, you should be directed local agencies in your area which provide housing counseling services.

Sit down with a housing counselor and see what you qualify for and whether they have services to help you obtain it. It will be cheaper than an attorney and if you don't qualify they will tell you.
