Legal Question in Real Estate Law in North Carolina

I am buying a home. It will be occupied for one month by the current tenant after my date of purchase. I have to honor this lease in North Carolina. My question: Is it my right to deman the current owner sign over the security deposit being held by a real estate company? Do I demand the current owner pay the months rent to me or do I wait and hope the tenant pays the rental company and they pay me. do I need a lease agreement with the existing real estate company?

Your closing attorney should be able to help you with these questions. If you are taking over ownership - you should be getting the security deposit.
