First time home buyer

If the seller of a house does NOT provide a Disclosure Form even after a contract has been signed by bith seller and buyer, can the buyer walk away from the contract without anything happening to them such as a lawsuit?

The rescission period (the time for backing out) does not start until Buyer gets the disclosure form, if required. You can cancel without liability if you have not received, or somehow waived the right to the form. Remember, some sellers do not have to provide. A seller other than the owner who would have not personal knowledge, such as an estate representative, does not have to provide a disclosure.
