Legal Question in Consumer Law in Pennsylvania

My name is brenda and have rented a room from my home to a young women ,As of the 13th she gave notice to leave so what happens on the day she is supposed to leave and doesnt. What are my options about her stuff that is still here. Do I have the right to change the locks on that day while waiting to hear from her . Or do I have the right to charge her a daily amount as if she is still living here . We have only a verbal agreement incase she isnt happy here or we dont get along for what ever reason

First, did she give notice to leave in writing? If not, get her to sign a paper confirmining that she will be leaving on a certain date. If she won't sign, then you should send her a note confirming her intention to leave. Then, if she doesn't leave, you can go to the local district justice office (Municipal court in Philadelphia) and fill out a complaint for eviction. You will be assigned a hearing date fairly quickly, and yes, you can charge additional rent if she overstays her date. I would not take her stuff and change the locks immediately. If she leaves the premises, but leaves her stuff, you can certainly store it and sue her for storage charges, but let's hope it doens't get that far.

If you have any problems with this woman, and she soesn't leave, you should probably see a lawyer to expedite matters.
