Legal Question in Personal Injury in Pennsylvania

Injury Protection

3 siblings will be purchasing deceased father's hunting camp in Clinton County, PA (property value only $20,000. We plan to put the property in our 3 names. It's a 1 room cinder block cabin, no electric, etc. We only want to insure protection against liability claims. Only family & friends will be permitted on property with the understanding that if injured they are responsible for own expenses. I don't think my parents carried any type of insurance on the property since it didn't have that much value. If we post 'no trespassing/private property' signs will that protect our individual personal property (i.e. our homes, bank accounts, etc) against claims if someone without permission is on the property and gets injured and tries to sue us? Would they only have rights to the camp property in a lawsuit? If not, what are other options to protect our individual possessions? Thank you for you assistance.

Good question, and glad that you're thinking about these contingencies.

Signs may provide a defense, but if there is a claim, the owners would sued personally, and be subject to personal liability, it would not be limited to the property value. The defense of no trespassing signs is no guarantee. And even if it prevails, the legal expenses of making that defense are substantial.

All of which means, that property insurance is the only prudent choice. Insurance will pay for a lawyer to provide a defense against invalid claims, and pay for coverage if there are valid claims.
